“I have been renting from Gale and Hoyt for 2 years and they certainly have not only met, but exceeded my expectations for being great landlords. I began my first year renting one of their studios on University which was such a nice and well maintained property. I was very happy with the location and comfort of living. One Friday afternoon while it was raining, I came home to a roof leak in the studio which I promptly reported to Hoyt. He had the roof repaired by the end of the next day even though it was a weekend. This speaks to their responsiveness and responsible nature for tending to maintenance issues. My second year I rented the 3 bedroom house on Elm with a couple roommates. This was a lovely home with great location to the University and an outdoor yard that is hard to beat. Gale and Hoyt do their best to renovate and create a space their tenants will love, and this is especially the case for the outdoor space at the Elm street house. One of the best experiences renting from Hoyt and Gale has been the lease terms. They truly believe in respect and this is apparent through their lease that is simple and easy to read that doesn’t contain small fine print like other lease terms that are out to get the tenant. I would recommend Gale and Hoyt to any responsible and respectful tenant looking to have a nice place to live near the University in Tucson. It will definitely be one of your better renting experiences.”

The house and its rooms are comfortable and aesthetically pleasing architecturally, the location is fantastic (perfect spot between UA and 4th Avenue, as well as right across from the Time Market), and the landlord and maintenance crew have always been professional, friendly, and very timely in responding to requests. The place is very well maintained, so I never had any substantive issues regarding repairs, and the neighborhood was quite quiet as well. If I ever move back to Tucson, Hoyt will be the first person I contact to find a place!”

“Gale and Hoyt, I am so happy to have started life in Tucson by renting from Gale and Hoyt. Andrew and I love the house at 115 E 1st St! The price is fair for its excellent location just a mile from our buildings at U of A; the house itself is a nice size, cute, and well maintained; and Gale and Hoyt have been the best landlords we’ve ever had. Any time the house has a problem (which is rarely), they have it fixed immediately without issue. It’s obvious they work hard to keep our place in good shape, and if I needed to move out of this house for some reason, I would absolutely rent another one of their properties. Definitely a great experience!”

“The Elm house was the first home I have ever lived in independently. Meeting the landlords for the first time was a great experience; they were very nice and open and allowed my roommates and I to really turn the Elm house into a home. The house provided a safe atmosphere and I felt very comfortable, which is very important especially for a first house experience.
Overall I have had a wonderful experience and the landlords have helped when weâ€™ve had a leaky pipe, dryer problems, and even helped me change out light bulbs. I have appreciated living at the Elm house and appreciated the landlords aiding me through my first independent living situation.

“Dear Hoyt, I don’t know if you remember us– I lived at 210 E Second Street #2 from 2001-2004, and my husband Justin, whom I met there was there too, in house #4. We have been together since we met right at the mailbox in your courtyard now, for almost 11 years. We have an almost 2 year old daughter named Chase, and a little boy on the way due in January. Justin is a physician now- almost through his medical residency here at the University of Utah, and we were just visiting AZ for his fellowship interview at the Mayo Clinic in Scottsdale. We had to go to Tucson and show our little girl where we met. I don’t know if you know how much those little houses mean to us.
